We find govt babus busy preparing metro rail plans instead of developing the city bus services with less money and encouraging the people to use them. This will help vehicular pollution, increase speed, reduce the wastage of time the most precious resource for human beings. We have rules different for business and govt. When an auditor submits a report with flaws in the management of a company, the company is taken to the task. Similarly when the govt is blamed for misue of its power and public money at its disposal by none other than CAG, no action is taken. Same is the case with SC and HC directing the govts and the govt's subsequent no action. Govt plans to increase the property tax for Service Apartments and continues to adopt the same taxing pattern for the houses that have been let out for others to pay rent and stay in them. Today the renatal values in places like Miyapur, kukatpally, vivekananda nagar colony are beyond any one's imagination. Every year the landlord increases the rent by 10%. Whereas the common employe hardly gets any jump in his HRA yet has no other choice but paying the rent. Today's rental value of a place like vivekanandanagar colony in Kukatpally area would be unimaginable. Why there is no check on the rental value? why there is no database with the municipal body of that area about the persons living in that area? The security of the area depends heavily on the availability of this database. The landowners who collect huge sums as rents need to be taxed based on the info submitted by the tenent and this data to be linked to their respective PAN numbers. The money generated in the real estate boom and hike in rental values is a non-productive one and it increases the supply of money in the market and eventual price hike of daily-use commodities. It is a vicious cirlce needs to be broken at the earliest. Otherwise it is bound to produce the following: Migration from city to small towns Several apartments falling vacant beyond any one's imagination No more development its only consolidation in Hyderabad city Development of small towns picks up Villages become a worth living places People prefer to settle in small villages Fast Road, rail and air connectivity makes distances virtually reduce to 1/10 of them. Several school that do not look like schools and several colleges that do not look like colleges get colosed With cold-chine improvement the prices of frut and veg become stable and uniform through the state. All Middle men including brokers for rented houses, buying houses, etc get eliminated. More democratic governance and responsive police department encourage peole to live with civic sense and dignity.
